A Different Approach to Property Management
At A Guy Who Can Fix It, we approach property management from the operational and technical side.
Our role is simple:
One property. One trusted team. One point of contact.
Instead of waiting for something to break and starting from zero every time, we can manage the ongoing technical needs of a property according to the owner’s requirements, the characteristics of the residence and established maintenance standards.
That includes scheduled preventive visits, ongoing maintenance, repairs, installations, technical service and coordination of work throughout the property.
Our scope includes:
Electrical Help — lighting, high-ceiling fixtures, switches, outlets, dimmers, ceiling fans, smoke and CO detectors and LED systems.
Plumbing Help — faucets, vanities, bidets, garbage disposals, water filtration, refrigerator water connections, fixtures and minor leaks.
Appliance Service — repair, installation and maintenance of refrigerators, washers, dryers, dishwashers, ovens, ranges, ice makers and premium appliances.
Furniture Assembly & Installation — furniture, closets, wardrobes, built-ins, cabinetry, fitness equipment and terrace furniture.
General Mounting — televisions, mirrors, art, shelving, curtains, blinds, shades, home theater equipment, speakers and concealed wiring.
Smart Home Installation — smart locks, thermostats, cameras, lighting, sensors, automated shades and integrated residential technology.
Glass Service — window glass, glass partitions, shower enclosures and doors, mirrors, panels, hardware and adjustments.
Minor Property Repairs — doors, locks, handles, hinges, cabinetry, drawers, trim, hardware, caulking, patching, adjustments and touch-ups.
But the individual services are only part of the value.
We Learn the Property
A well-managed residence should not be treated as a completely new service call every time someone arrives.
We maintain a service history for properties under ongoing management.
Over time, our team develops familiarity with the residence: what has been serviced, what has been replaced, which systems require periodic attention and what may need to be addressed next.
That continuity allows maintenance to become increasingly proactive rather than reactive.
The goal isn't simply to fix today's problem.
It is to understand the property well enough to help prevent tomorrow's.
You Don’t Need to Be Home
For many of our clients, this is one of the most important parts of the service.
Manhattan may be one of several places they call home.
Owners travel. They spend summers elsewhere. They divide their time between New York and other cities or countries. Some residences function as pied-à-terre properties and may remain unoccupied for significant periods.
Property maintenance cannot depend on the owner physically being in Manhattan.
And in most cases, it doesn't.
We regularly coordinate with building management, doormen, household staff, personal assistants and other authorized representatives so work can be completed while the owner continues with their day - wherever that may be.
The property receives attention without demanding the owner's attention.
One Point of Contact — Even When the Solution Requires More Than One Company
No single handyman company should pretend that every possible building or property issue belongs within its own scope.
What matters to the client is what happens next.
When specialized outside expertise is required, we can coordinate other contractors and specialists as part of managing the issue.
Instead of the owner becoming the project manager between multiple service providers, we remain the point of contact and help coordinate the process.
That is an important distinction between simply providing handyman services and helping operate a property.
Built Around the Client, Not the Other Way Around
Luxury hospitality taught the service industry an important principle:
Exceptional service adapts to the guest.
We believe property service should work the same way.
A technically perfect repair can still be poor service if obtaining it requires the client to rearrange their entire day.
Our clients have different schedules, different priorities, different household structures and different expectations.
Some communicate directly with us. Others prefer everything coordinated through an assistant, household staff or building management.
Some want scheduled preventive visits. Others require a service program built around the specific technical needs of their property.
Sometimes something simply needs to be handled before the owner returns, before guests arrive or before an important event.
There cannot be one rigid operating model for all of them.
We adapt to the rhythm of the client’s life, not the other way around.
The Hospitality Standard Applied to Property Service
For premium properties, technical ability is only the beginning.
The people entering a residence must understand that they are entering someone's private environment.
That means professionalism, discretion, cleanliness, communication, attention to detail and respect for the property.
It also means understanding that the best service often feels almost invisible.
The problem appears.
Someone handles it.
Life continues.
That philosophy is central to how A Guy Who Can Fix It approaches property operations in Manhattan.
From Handyman Service to Technical Concierge
There will always be a need for individual service calls.
A light fixture needs installation. An appliance stops working. A faucet develops a leak. A television needs mounting.
Call a Guy. We handle it.
But for property owners who want something more comprehensive, the relationship can go much further.
We can become the team that knows the property, maintains its service history, performs preventive maintenance, handles everyday technical needs, coordinates access and works with the other people responsible for the residence.
In other words, instead of repeatedly searching for someone to solve the next problem, the owner already knows who to contact.
And from that point forward, the process becomes very simple:
One message. One point of contact. We coordinate the rest.
